The Bakery complex in Northbridge is being redeveloped to create a new mixed use development. Set over 11 storeys, this project encompasses 2 and 3 bedroom apartments, commercial tenancies and retail at ground floor level. The site is constrained on the west and eastern boundaries, and needs to maximise views both to Russell Square to the north, and the Perth CBD to the south. The site has been approved with a plot ratio of 20% more than the allowable plot ratio, thanks to the design qualities of the project. Fratelle has worked with Hames Sharley on this project and together have developed a concept that met the client’s strict budget controls and yield for the site.
